Waterproof & Reflective Roof Coatings

We apply roof coatings for flat and low-slope roofs to help seal aging surfaces, reduce water intrusion risk, and improve reflectivity where it makes sense. Common work includes aluminum (silver) coatings, white elastomeric coatings, and targeted sealants at seams, penetrations, and problem joints. Projects are scoped to the roof type-metal, modified bitumen, built-up, and other membrane systems.

When Coatings Make Sense

Roof coatings are often used when the roof structure is still sound but the surface is weathered-minor leaks, tired seams, small cracks, heat load, or fast wear around curbs and drains. They can slow deterioration and extend maintenance cycles, but they are not a shortcut for rotten decking or failing substrates. We will tell you what is realistic for your roof and what should be repaired first.

Prep, Detail Work, Application

Most results come from prep: cleaning, drying, and detailing seams and penetrations before full-field coating. We protect edges and drains, apply per product specs, and keep the site tidy so you can get back to normal operations.
