Photo and video documentation of visible conditions across the entire property—building interiors, exterior surfaces, rooflines/gutters, basements/foundations, drainage/grading, walkways/drive areas, parking areas, and yard/grounds conditions as observed. Notes include visible patterns across the site such as runoff paths, drainage behavior, moisture staining, corrosion, and deterioration where present.
Non-destructive observation tools may include thermal imaging and scope cameras to support documentation—capturing temperature differences, drafts, moisture patterns, and other visible indicators where present.
For residential, multi-unit, commercial, and mixed-use properties. Full-property coverage or a targeted focus is available—while noting visible related conditions nearby.
Safety & Risk Notes
Photo and video with risk notes on conditions that may contribute to safety issues or property damage—trip hazards, unstable steps/rails, poor lighting, drainage/standing water, icy areas, blocked access/egress, and visible wear or damage.
Recommendations & Next Steps
Recommendations and next-step options based on what’s visible. When a condition warrants licensed-trade evaluation (plumbing/electrical), we note that as a recommended next step. Documentation can be used for maintenance planning by owners, property managers, and decision-makers.
